The global property market has always been one of the most attractive assets among investors. Over the last 10 years we have witnessed a steady rise in property prices in Bulgaria, as well as constant speculation about the popular claim of the imminent bursting of another property bubble.
Since 2020, we have gone through a total of 5 consecutive epidemic waves caused by Kovid 19, constant political turmoil, caretaker governments, general anxiety about the Currency Board, War in Ukraine and last but not least – Inflation of everything. Despite this, property price growth in Bulgaria continues to rise and steadily.
Among the huge supply of properties, one of the hardest things is to hit the right investment where there is a balance between price, risk and liquidity. Usually, over-priced properties either carry a hidden risk or are only relevant for a short time because, at the moment, demand has outstripped supply and everyone is trying to invest their savings profitably and quickly. When an attractive offer pops up, the market pressures us to make a hasty decision, otherwise our indecision will lead to some other potential investor taking advantage of that offer. When making such a decision, everyone tries not to act emotionally, but to take a rational approach by calculating exactly what risk they are taking and whether the investment is truly liquid.
The liquidity of an asset or property is determined by how quickly that asset or property can be turned into cash. In other words, how quickly we can get rid of that property by reselling it. This is where the calculation of the pros and cons that would contribute to or hinder the eventual need to quickly resell the purchased property begins.

In this option a 2,000 euro deposit is paid to stop the apartment from being sold. After keying
preliminary contract is paid the difference up to 50% of the total sale price, and when reaching the rough
construction and notarial transfer of the apartment the remaining 50% is paid.

In this option a 2,000 euro deposit is paid to stop the apartment from being sold. We then enter into a deferred payment agreement in the following instalments:
1. Payment at contract conclusion -30%
2. Payment upon installation of windows -15%

One of the most frequently asked questions by our clients is WHERE IS THE COVER? or How is it possible to sell apartments with painted rooms , finished bathrooms and installed laminate flooring for less than the cost of construction? The truth is that there is NO CURE ! This is not a fraudulent scheme to collect Caparo or misuse of assets. We can safely say that the homes we sell have the best price in the area of Razlog, Bansko, Banya and Dobrinishte. In the last 3 years we have managed to realize over 800 sales of apartments at prices below 300 euro per sq.m. in Bansko and Razlog, and for the last 10 years we have over 2,800 sales of independent objects in Razlog, Bansko and Sofia.
When you invest in buying a furnished apartment of 60 sq.m., in a building with Act 16, in a resort area and TOP location, at a price lower than a single garage on GREEN in Sofia, then this investment becomes a truly liquid asset.

Low Maintenance Fee
4 €/m2 for 1 year!
One of the main problems when buying an apartment in a Gated Complex or Holiday Area is the maintenance fee.
Often apartments in Gated Communities come on the property market at very attractive prices. In fact, the low price of the property is just a kind of down payment, after which the real part begins, or to put it simply – the annual maintenance fee.
These fees range from 15 euros to 35 euros per sqm for 1 calendar year! This means that for a 100 sqm apartment, you will be liable to pay between €1,500 and €3,500 in maintenance fees for 1 calendar year. That’s roughly between £250 and £600 per month to own an apartment in a Gated Complex.
In many cases such a maintenance fee, significantly reduces the projected return on your investment, as the rental income is in some cases eaten up 100% by the maintenance fee.
In Orchard, as in all our complexes, the maintenance fee is minimal and is equal to 4 euros per sq.m. on an annual basis! The fee is fixed and subject to change only at a general meeting, at which the owners of the apartments unanimously decide to increase, decrease or eliminate the maintenance fee.

Housing
Building A has 1 main entrance, 2 staircases, 1 elevator, and a total of 75 apartments. We can offer studios, one bedroom, two bedroom and penthouses.
Building A and B is a total of 8,000 sq ft. Floor area. It consists of Basement with underground parking and scaldwoe, Ground floor and 4 floors with apartments.
All apartments have functional layouts and good mountain or city views. Each floor has 35 studios and apartments. The ideal parts are a significantly small percentage of the total area of each apartment – approximately 10%.
The floors have a typical layout with small differences. The ground floor apartments in the northeast and southeast of Building A have a veranda between 15 and 30 square meters.
Individual Electricity and Water Bills
Many of the properties available in Bansko and the Golf Course do not have individual lots for Heat and Water, making them a risky investment as you have no control over consumption. In other words, you may not use but you still pay.
In Kukuriak, each apartment is delivered with an individual batch for Electricity and Water, therefore each owner will pay as much electricity and water as he consumed.

Rent for Hire
When you buy an apartment in one of our complexes in Razlog or Bansko, you have the opportunity to rent your apartment without any additional fees! For customers who are not from the area we can offer you our representative to welcome your guests, as well as professional cleaning of the apartment. The service is of course not free, but it is certainly not offered at such an attractive price in any of the hotels in Bansko. No matter at what price you rent your apartment, we will only charge you for cleaning, which is worth from 25 BGN to 55 BGN excluding VAT, depending on the size of the apartment. You decide how many times you want the apartment to be cleaned for the whole period. You find customers through Air BNB, Trivago or Booking and we will make sure they are happy with their stay.
No Commissions Direct from Investor
We are not a Real Estate Agency, but an investor and developer. Therefore, when you buy an apartment or house with us, you do not owe a commission.
In recent years we have built over 400 000 sq.m. We have successfully completed over 2,800 sales of various independent objects. All our projects are executed by Interbild Engineering and all construction is 100% financed by Global Invest Holding or its subsidiaries.
